What a roof replacement actually involves
A proper roof replacement starts with a full tearoff of the existing shingles — not layering new over old, which Maryland code limits to two layers and which hides problems underneath. Once the decking is exposed, we inspect every sheet of plywood or OSB for soft spots, rot, or previous water damage and replace what needs replacing before anything new goes over it. The underlayment goes on before shingles, and the drip edge and ice-and-water shield at the eaves are installed to code — those details are what keeps the structure below the roof dry.
Flashing is where most roof leaks originate — at chimneys, skylights, valleys, and roof-to-wall transitions. If those aren't cut, formed, and sealed correctly, the shingles on top don't matter. Ridge ventilation also gets verified: improper attic ventilation shortens shingle life significantly and can void manufacturer warranties.
Repair versus replacement — how to think about it
Not every roofing call is a replacement. If the roof is 20 or more years old, the granule loss is heavy across the whole slope, and repairs are being done every couple of years, replacement is the more economical long-term choice.
