What's included

  • Full shingle tearoff (up to two existing layers per code)
  • Decking inspection and replacement of damaged sheathing
  • Ice-and-water shield at eaves and valleys per Maryland requirements
  • Synthetic underlayment installation across the full deck
  • Asphalt shingle installation (architectural/dimensional)
  • Drip edge installation at eaves and rakes
  • Chimney, skylight, and penetration flashing replacement or installation
  • Ridge cap and ridge vent installation for proper attic ventilation

What a roof replacement actually involves

A proper roof replacement starts with a full tearoff of the existing shingles — not layering new over old, which Maryland code limits to two layers and which hides problems underneath. Once the decking is exposed, we inspect every sheet of plywood or OSB for soft spots, rot, or previous water damage and replace what needs replacing before anything new goes over it. The underlayment goes on before shingles, and the drip edge and ice-and-water shield at the eaves are installed to code — those details are what keeps the structure below the roof dry.

Flashing is where most roof leaks originate — at chimneys, skylights, valleys, and roof-to-wall transitions. If those aren't cut, formed, and sealed correctly, the shingles on top don't matter. We replace or re-flash every penetration as part of a full replacement. Ridge ventilation also gets verified: improper attic ventilation shortens shingle life significantly and can void manufacturer warranties.

Repair versus replacement — how to think about it

Not every roofing call is a replacement. If the shingles are relatively new and only a small area was damaged — storm damage, a failed flashing, a few missing tabs — a targeted repair makes sense and costs far less. If the roof is 20 or more years old, the granule loss is heavy across the whole slope, and repairs are being done every couple of years, replacement is the more economical long-term choice. We tell you honestly which situation you're in after the inspection.

Maryland homeowners with storm damage should document it with photos before any temporary repairs are made and call their insurance company before calling a contractor. We can work with insurance adjusters and provide documentation of the damage, but we don't inflate claims or encourage unnecessary scope. If your adjuster's assessment and ours don't match, we'll explain the difference.

Exterior work: siding, fascia, and gutters

Roofing doesn't happen in isolation from the rest of the exterior. Damaged fascia boards (the trim the gutters attach to) often accompany a failing roof — the same water that bypassed the flashing has been sitting on the wood. We inspect fascia and soffit as part of a roofing estimate and replace damaged sections as needed. Leaving rotten fascia behind a new roof guarantees gutter problems down the road.

Gutter condition matters too. A new roof draining into gutters with failed seams or inadequate slope means water against the foundation. We assess what's there and, if replacement is warranted, can handle that as part of the exterior project. The goal is a system that works — roof, drainage, and trim — not a piecemeal fix that creates the next problem.

Working on homes in Severn

Severn's housing mix runs the full range — established single-family neighborhoods like The Provinces and Sandridge, newer master-planned communities such as Arundel Forest, and a solid core of townhome developments popular with Fort Meade and NSA families. That variety means our crews handle everything from updating a 1980s split-level kitchen to installing LVP flooring in a newer townhome built in the 2010s.

Homes here are well-kept but they age like any house does — tile grout cracks, water heaters turn fifteen years old, bathrooms start feeling tired. Because we're local, we can often schedule an estimate faster and get work started sooner than contractors who drive in from outside the county.

Permits and inspections in Anne Arundel County

Most structural changes, plumbing moves, new electrical circuits, or HVAC work in Anne Arundel County require a building permit. As of December 2025, the county moved to online-only permit submissions through its LUN System, and new fire-code amendments took effect in May 2026. Cosmetic updates — flooring, paint, swapping fixtures in the same location — typically don't require a permit, but the line can be less obvious than it sounds.

As a Maryland-licensed contractor (MD #113079), Escobar Construction handles the permit process as part of the job. We pull the permits, schedule the inspections, and make sure the work is code-compliant before we call it finished. You don't have to navigate county paperwork on your own.

Frequently asked questions

How do I know if my roof needs repair or full replacement?+

Key indicators for replacement: shingles over 20 years old, widespread granule loss visible in gutters and downspouts, multiple areas of water staining on interior ceilings, or shingles that are curling, cupping, or missing in volume. Repair makes sense for isolated damage on an otherwise sound roof with good years left. We inspect the full roof and give you an honest assessment — not a sales pitch for replacement.

Does a roof replacement require a permit in Anne Arundel County?+

In Anne Arundel County, a full roof replacement (tearoff and re-roof) generally requires a building permit. A like-for-like repair on a small area typically does not. We verify what's required for your specific project scope before starting and handle the permit when it's needed.

How long does a roof replacement take?+

Most residential roof replacements on a single-family home in the Anne Arundel area take one to two days for the crew work, assuming no significant decking replacement is needed. Weather is the main variable — we don't work over wet decking. We give you a realistic start date and keep you informed if weather causes a schedule change.
